Bridge in Oregon

*A. The services to be provided for vacant properties include:

  • Review the property and determine its rental value with actual comparable rentals
  • Advertise and market the property for rent or lease with 24 hour exposure, posted on: Craigslist, Zillow, Trulia, Hotpads, Radpad, Livelovely and more
  • Meet and show property to potential tenants by licensed Agent even on weekends
  • Professionally screen all applicants through our extensive written criteria
  • Monitor compliance of fair housing rules and regulations
  • Negotiate the rental documents and disclosures with up-to-date approved forms
  • Conduct Move-In /Move-out and walk-through inspections

*B. The services to be provided for rented properties include:

  • Re-negotiate new Tenant Agreements; assign The Garcia Group as Owner’s agent
  • Conduct periodic walk-through inspections as deemed necessary
  • Regular oversight of the property condition
  • Provide 24 hour emergency service
  • Manage and mitigate tenant issues and complaints
  • Coordinate services, i.e. maintenance, cleaning, landscaping, etc.
  • Ensure required maintenance is done in a timely manner
  • Maintain all collected rent and deposits in state-regulated Owner and Tenant trust accounts subject to periodic auditing
  • Payment of bills associated with the property and/or unit
  • Provide copy of work orders and invoices
  • Monthly ACH automatic deposit of Owner’s funds to designated bank
  • On-line monthly Owner’s detailed financial reports and account summary
  • Post notices for late-payments / warnings / violations / maintenance / inspections
  • Provide updates on the Residential Landlord/Tenant acts of OR and WA
  • Provide year-end detailed property/unit reports and 1099 tax filings

*C. Provide Early Termination and Eviction Relief (click here)

  • Guaranteed placement for 1-year-lease tenants, or re-rent unit for free
  • Maximum $200 placement fee for month to month tenancies
  • We pay 100% of costs of all “non-judicial” evictions

*The fees for the above listed services are, A) 50% of 1 month’s rent payable upon execution of the lease, B) 8% of the monthly rent per month for 1 to 6 Units / 6% of monthly rent per month for over 6 Units, C) $10 per unit per month.

A 1-time file set-up fee of $100 and a deposit of $500.00 into the General Client Trust Fund are due upon execution of a fully signed Owner Agreement to commence services.
